I am hyper organized, technologically savvy and armed with a blackberry, a laptop and a service center staffed with 3 assistants to assist me along the way with marketing and account management. As your Seller's agent, I offer the following:
Experienced advice. Preparing your house for market is essential. I will recommend home improvements that will raise the value of your home in the least intrusive and most efficient way. After listing, I'll advise you on how to stage your home for showings and you will have access to my vast network of vetted vendors ranging from handymen, electricians to specialized contractors. Staging your home and creating curb appeal can help to ensure you get the highest price.
Comprehensive Market Analysis. I will prepare an in-depth market study of your home's value, by drawing from comparable houses that are currently on the market, under contract, and recently sold. Before you decide on the final list price, I will have a pricing committee of several of my colleagues conduct a walk-through evaluation, so that my pricing advice will be supplemented by their collective opinion. This has proven invaluable to many of my clients.
Exposure to the market. My comprehensive marketing plan will detail all the methods I will employ to sell your home, including the internet and local media. Keep in mind that close to 90% of all residential sales involve the internet. Getting your listing online isn't an option, it's a necessity. My marketing team will prepare a comprehensive color brochure of your property with all relevant details and photos. Broker and public open houses will be conducted. The details of your home, along with photos and a virtual tour will be submitted to the Garden State Multiple Listing Service (GSMLS), and then syndicated to all the top websites that buyers use when searching for a home: Trulia, Zillow, Realtor.com, NYT.com, the list goes on.
Monitoring and feedback. I will monitor your listing's progress and get you feedback from showings every week. I will also keep you in the know about the progress of competing listings and current market trends.
Negotiation and support. Contracts can be complicated and intimidating. You will have the full benefit of my experience and knowledge for a successful closing. When an offer comes in, I'll negotiate the best possible price and terms for you. After accepting an offer, I'll oversee and resolve any contingencies that arise before closing, such as mortgage and home inspection issues. The importance of cooperating with buyer agents and attorneys to keep a transaction moving smoothly cannot be overlooked. I'll work to ensure that the entire process is a positive experience. I do not let deals fall apart; I make myself available 24/7 to ensure a smooth closing.
