Partnering with the Coldwell Banker New Homes & Condos Division

Coldwell Banker's New Homes and Condominiums Division represents more than 250 builders in the tri-state area and offers a portfolio of 300 new home projects annually.  During the last 10 years, the division has been responsible for marketing more than 25,000 new homes and condominiums ranging from custom single family homes to multi unit townhouse and condominium communities.

Coldwell Banker New Homes & Condominiums was formed to create a relationship with the Builder Community that would be mutually beneficial and devoted to furthering the professionalism of the sales and marketing aspect of the residential construction business. As part of our effort to achieve this goal, we are active members of the local Builder's Association within our market area. We are constantly investing in new tools and developing new strategies that will provide the best new home sales and marketing services available. We understand the specific needs of our individual builder partners and work with them to construct custom programs to meet their goals.

I understand the specific needs of my builder partners and work with them to construct custom programs to meet their goals.  We will work together to create a timeline for project completion and marketing plan.I will collect data through extensive market research to prepare a market trends analysis and how it relates to your project.

I will gather a mailing list of your target market and the real estate community for all communications and marketing of your project.

I will assist in the completion of the required paperwork and all related real estate forms and disclosures.

I will assist you in identifying mortgage companies to see how we can work together to get buyer financing for your units and how to make that information readily available to interested parties.

I will assist you in creating a Perception of Value for your project and we will work diligently on the (three PPPs) Pricing, Packaging & Promotion:

  1. Pricing: We will go over how our pricing committee works and what you gain from it.
  2. Packaging: We will work closely with the New Homes Division, but essentially this rests on you and your delivery of the finished product. I will then help optimize presentation of the product as it relates to the target market.  As soon as the project is picture ready, I will schedule a professional photographer.
  3. Promotion: This is where Coldwell Banker shines. I will work closely with our New Homes & Condominiums Division to offer you aggressive marketing support and the best possible exposure for your project.  We will work with you to create renderings for the early stages of the marketing process, logos, floor plans, brochures, press releases, builder profile and signage, creating direct mail campaigns, e-mail blast campaigns, internet marketing, including exposure on close to 30 websites and social media forums. 

We will create a video walkthrough of the project to be posted on my personalized You Tube Channel -  Prominent Homes in NJ. 

We will hold special events to create excitement in your target market as well as Realtor oriented events that will encourage broker cooperation.
